Tips to Rent Your Property- Fast!

  • Keep it simple- sleek, clean and modern are good, bright colours and patterns are bad.
  • Properties with features like double beds, laminate flooring, integrated appliances are in high demand.
  • Pay attention to the details- a lick of paint on the front door or a recently cut lawn can make a world of difference.
  • Photos, photos, photos. Properties without them are much less likely to be viewed, and the better the photo, the more interest you will get. Take pictures on a sunny day, and remove clutter from the rooms.
  • Full management, where the agent collects rent and looks after the property and tenants, can be an excellent option for complete novice landlords when they start out, particularly for legal advice.
  • Make sure that viewing your property is easy- allow as flexible access as possible, making sure a full set of keys is available and that lighting works.
  • Keep an open mind to offers on the rent- reducing by a small amount will probably amount to less than another month with no rent at all.
  • Make sure you are clear about what is and isn't included in the rent. Bills are usually the tenants responsibility. Take meter readings and don't forget the council tax (whilst students are exempt from paying they still need to provide a university certificate).
  • Check all regulations (Gas certificates, EPCs etc) are adhered to before the tenants move in, and that your insurance policies are up-to-date.
  • Leave helpful information like contact numbers and notes on appliances and the boiler- it will avoid unnecessary calls later. And finally, whilst it is good to be available for help, try and give your tenants some space. It's their home now!
