Landlord fees
Full Management
12% of the monthly rent
Including VAT (10% + VAT). Charged each month on rent collected.
+ £180 set-up
Including VAT (£150 + VAT). One-off fee when a new property is taken on.
Included at no extra cost:
- Inventory
- Check-in and check-out
- Deposit registration
- Tenancy agreement
- Rent review notices
- Two inspections a year
- Statements with every payment and an invoice for every job
Let Only
£420
Including VAT (£350 + VAT). One-off fee, charged when the tenancy starts.
Covers finding, referencing and moving in a tenant, and the tenancy agreement. You manage the tenancy after that, including protecting the deposit.
Safety certificates
Charged when a property needs one, on either service. Certificates are carried out by our maintenance company, which is not VAT registered, so there is no VAT on these prices.

Repairs and maintenance
On Full Management we agree a spending limit per repair with you. Work below it goes ahead so problems are fixed quickly; anything above it is quoted and only goes ahead with your approval. You receive an invoice for every job.

Deposits are protected with the Deposit Protection Service (DPS), a government-approved scheme. Under the Tenant Fees Act 2019, letting agents and landlords in England can only charge tenants the payments the Act allows. We don't charge tenants for referencing, viewings or tenancy agreements. Renting with us.
