Property management in Stoke-on-Trent
We look after the tenancy from the day the tenant moves in to the day they leave. 12% of the monthly rent including VAT (10% + VAT), plus a one-off £180 set-up fee.
What the monthly fee covers
- Finding a tenant: from our own network first, then portals such as Zoopla if needed
- Viewings, referencing and right-to-rent checks
- Tenancy agreement, inventory and check-in
- Registering the deposit with the Deposit Protection Service (DPS)
- Collecting rent each month and chasing arrears
- Paying rent to you around five working days after the tenant pays, unless we agree another date
- A statement with every payment, and an invoice for every job
- Two property inspections a year
- Arranging repairs within a limit you set
- An out-of-hours emergency line for your tenant
- Rent review notices
- Tracking gas, electrical and EPC renewal dates
- Check-out at the end of the tenancy
What costs extra
Only the one-off set-up fee and any safety certificates the property needs. There is no VAT on certificates.

Repairs, on terms you set
When you instruct us, we agree a spending limit per repair. A dripping tap or a faulty extractor fan below that limit gets fixed without a phone call to you. Anything above it, we quote and wait for your go-ahead. Either way, you receive the invoice.
Tenants have an out-of-hours number for genuine emergencies such as a leak, no heating in winter or a security problem, so issues aren't left until Monday.
Inspections and reporting
We inspect each managed property twice a year and tell you what we found: condition, any maintenance that's coming up, and anything the tenant has raised.
Rent is paid to you around five working days after the tenant pays, with a statement each time. If you'd prefer a fixed payment date, we can agree one with you.
Who Full Management suits
Landlords who live away from Stoke-on-Trent, own more than one property, don't have time for tenant calls and paperwork, or have had a poor experience with another agent. It also suits first-time landlords who want compliance handled properly from day one. If you'd rather run the tenancy yourself, Let Only may suit you better.

How much does property management cost in Stoke-on-Trent?
Our Full Management fee is 12% of the monthly rent including VAT (10% + VAT), plus a one-off £180 set-up fee including VAT (£150 + VAT) for each new property. Inventory, check-in, check-out, deposit registration, the tenancy agreement and rent review notices are included.
What does a property management company actually do?
It runs the tenancy for the landlord: finding and referencing tenants, collecting rent, arranging repairs, inspecting the property and keeping safety certificates and paperwork up to date.
When will I receive my rent?
Around five working days after your tenant pays, unless we've agreed a different date with you. Each payment comes with a statement.
Do you offer rent collection on its own?
Rent collection is part of Full Management. If you'd like to manage everything yourself after a tenant is found, our Let Only service is the alternative.
Can I switch to you from my current letting agent?
Yes. Check your current agreement's notice period, give notice in writing, and we take care of the handover with your tenant. See changing letting agent.
