Landlord compliance checklist for 2026

The main legal requirements for letting a home in England. Missing one can bring fines or make it harder to regain possession.

Safety certificates

  • Gas safety certificate: every year, where there are gas appliances, with a copy given to the tenant.
  • Electrical Installation Condition Report (EICR): at least every five years.
  • Energy Performance Certificate (EPC): before you market the property.
  • Smoke alarms on every storey, and carbon monoxide alarms where required.

Deposits and checks

  • Protect any deposit in a government-approved scheme within 30 days and give the tenant the prescribed information.
  • Carry out right-to-rent checks on every adult occupier before the tenancy starts.

The Renters' Rights Act

Since 1 May 2026, new tenancies are periodic assured tenancies rather than fixed-term assured shorthold tenancies, section 21 can no longer be used, and rent can only be increased once a year using the proper notice. It is also unlawful to refuse tenants because they receive benefits or have children, or to invite bids above the advertised rent. Read our Renters' Rights Act guide for landlords.
