Self-management can work well for some landlords - and become much harder for others. Here's how to tell which you are.

When self-management works well

Typically for landlords with one property nearby, the time to handle inspections, maintenance calls and compliance deadlines personally, and some prior experience or willingness to learn the legal requirements.

When it gets harder

Distance from the property, owning multiple properties, or a difficult tenancy all increase the burden significantly. The compliance side in particular - gas safety, EICR, deposit protection, right-to-rent - carries real financial and legal penalties for landlords who fall behind.
