How to Prepare a Property for Letting
A well-presented, compliant property lets faster and attracts better tenants.
Compliance first
Before marketing, make sure gas safety, EICR, EPC and smoke/CO alarm requirements are all met - see our compliance guide. A property can't legally be let without these in place.
Presentation
A thorough clean, minor repairs attended to, and neutral decoration all help a property both let faster and achieve a stronger rent. It doesn't need to be expensive - attention to the basics matters more than a full refurbishment in most cases.
Photography and description
Good photography makes a measurable difference to enquiry volume. Natural light, tidy rooms and a description that's accurate about size and features (rather than oversold) tend to attract tenants who are a genuine fit.
