How to Reduce Void Periods

Every week a property sits empty is a week of lost income - most of it is avoidable.

Start marketing before the tenancy ends

If a tenant has given notice, marketing can typically begin immediately, so viewings and referencing are already underway before the property is even vacant.

Price it accurately

An overpriced property sits longer and often ends up letting for less than an accurate initial price would have achieved, once the void period is accounted for.

Keep it in lettable condition

A property that needs work before it can be re-let adds delay on top of the void itself - see our guide to preparing a property for letting.

Reference quickly and thoroughly

Slow referencing loses good tenants to other properties. A managing agent with an established referencing process can move faster without cutting corners.
