Not every refurbishment pays for itself - here's how to think about which works are worth doing.
Works that typically pay off
A tired kitchen or bathroom, poor decorative condition, and anything affecting compliance (electrics, heating) tend to have the clearest impact on achievable rent or sale price relative to cost.
Works that often don't
High-end finishes rarely return their full cost in extra rent, particularly in more affordable areas - the improvement needs to match what the local market is actually paying for.
